Our bright, comfy and cosy beach home, *decorated at Christmas time, with separate snooker/table-tennis/darts annexe, is located on the picturesque Pevensey Bay. Brimming with ever-changing sea and sky views and well-equipped for an easy and truly memorable stay, quality time with friends and family is spent relaxing, playing games, swimming, walking, reading, as well as exploring the attractions and culture of nearby coastal towns, historic landmarks and beautiful South Downs National Park.

Welcome to Pillows & Toast, a luxury, self-contained, cliff-top retreat. Perfectly located, first line to the sea, a few steps from breathtaking walks. Direct access to the beach & under-cliff walk below. Super king-size bed, media wall with 65-inch TV & cosy electric fire, big shower with feature wall & underfloor heating, contemporary art, Nespresso coffee machine, free parking. 15 minutes to Brighton by car or a scenic 20 minute bus. Bus stop is a 1 minute walk, arrivals every 10 minutes.

Seaview Stay is cliff top escape with uninterrupted panoramic sea views. Enjoy the wonderful sunset and sunrise in this comfortable stylish 1 bedroom annex with your own terrace and private access. We are a 15 minute drive or a short bus ride into Brighton town centre with the added bonus of a beautiful and quiet location to return home to. Directly on the East Sussex coastal path with the nearest beach access only 5 minutes walk, also a short stroll into the beautiful South Downs National Park.

The Bexhill Arthouse is a unique property with interiors designed by architect and artist Hanna Benihoud. It is a 3rd floor flat right on the seafront with dramatic views. Bexhill offers restaurants, galleries, antique shopping and strolls on the beach, all within walking distance. The Arthouse is 5 minutes walk away from the iconic De La Warr Pavilion with regular art exhibitions, comedians and musicians. The location is perfect to explore the Sussex countryside and neighbouring towns.

In summer, throw open the doors and enjoy long, golden evenings on the large private decking area, perfect for outdoor dining, morning coffee, or simply watching our resident geese. As autumn arrives, the woodland transforms into a tapestry of rich colours, with falling leaves reflected on the lake and crisp walks right on your doorstep.

Steps at the side of main house lead to a dog friendly private beach with seating for you to enjoy the fabulous sea views. Pevensey bay village is 1.2km away & has pubs, cafes & restaurants.

Beautiful barn on the South Downs Way

Beautiful barn, perfect for walkers, also great as a comfortable and spacious base for exploring the local countryside. Local cultural attractions include Glyndebourne, Drusilla's Park, South Downs Way. This spacious artist's home is located right on the South Downs Way, and it is only about an hour and a half walk to the coast at Exceat. There is a tree house for kids, a couple of swing seats for chilling out on, and the Cuckmere runs through the bottom of the garden.

The Granary, Organic Vineyard stay with Pool.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
