The updated kitchen and bathroom combine to offer all the comfort and features of home. BEDROOM Warmly lit by a floor-standing lamp, supplemented by reading lights within easy reach over the lovely Kingsize (5ft/152cm) bed. A huge built-in wardrobe with three mirrored doors provides great storage & hanging space, and the room is a short hop from the bathroom. BATHROOM The tiled bathroom features a full-width walk-in shower with powerful fixed & hand-held shower heads, A modern basin offers instant hot water, set against a full-height/full-length mirrored wall. The WC and heated towel radiator complete the picture. SITTING ROOM The front door leads directly to the living room, meaning it enjoys a natural flow to/from the private courtyard. Seating is comfortable and tables are plentiful. Warm lighting highlights walls hung with pictures, and the sash window has working shutters. KITCHEN Clean & modern with wooden worktops and light flooding in through two sash windows, which open and link to the courtyard. Masses of drawers/cupboards and fully equipped - gas hob, electric fan-oven, microwave, dishwasher, fridge with freezer compartment. UTILITY ROOM A modern automatic washer/dryer operates quietly behind a closed door off the main living room. This walk-in area also provides a wealth of storage and worktop space for associated items. PRIVATE COURTYARD The private basement courtyard enjoys the morning sun and comes equipped with a table and two chairs. It isn't naturally overlooked, but the three sash windows from the flat itself open wide onto it, meaning that those inside aren't isolated from those inside. The street above is inherently quiet meaning that this idyllic undisturbed space is a huge asset to the property and will enhance summer visits. Perfect for al-fresco breakfasting or evening drinks. ARRIVAL On your arrival the property will be set up with fresh bed linen, towels and dish towels. You can wash & dry anything easily anytime, but for longer stays extra linen can easily be provided by prior arrangement. ACCESSIBILITY Sadly the age of the property and the basement location mean that access will be unsuitable for some. These factors are regrettable, but are outside the scope of any adaption we could do. It's filled with light and spacious for a one bedroom apartment. It's filled with fun things that I have collected over the years, so it comes with bags of my personality! It's quiet - especially the bedroom which is located at the rear. I like cooking, so the kitchen is well-equipped. Bring your tunes - there is a nice Sony bluetooth speaker to connect with! Access all areas - I keep the cellar and a filing cabinet in the bedroom locked for my own bits and pieces though. On arrival, I prefer to meet my guests in person to get you settled and share my local recommendations that fit with your plans and timing. New Town is a UNESCO World Heritage Site and carefully protected from new development. It supports a lovely mix of residential property and boutique retailing, including tons of coffee shops, private galleries, restaurants, and interior design shops. Bus stop round the corner and tram stop 5 minutes away at St Andrews Square. 10 minutes walk to the main railway station, Edinburgh Castle and the very heart of Edinburgh. Taxi rank 5 minutes walk down Dundas Street and taxis usually available on the street too. Please note my TV works via the internet so you can view BBC iPlayer/Netflix/Amazon content only. The bed is a standard double i.e. 4 feet 6 inches wide and 6 feet 3 inches long (137 x 190 cm). The bed will be made up ready for your arrival including 4 feather pillows, a duvet and a warm throw. An allergy free pillow and a hot water bottle can be found in the chest of drawers. I supply two large towels, a hand towel, a dish towel and a bath mat for each booking.

Shaftesbury Park is a comfortable artist-owned traditional ground floor flat in a Victorian terraced house with fast wifi and its own little garden. It lies two miles southwest of Edinburgh Castle in a leafy conservation area and is only a short bus ride from all major visitor attractions. A well-stocked delicatessen is just across the road and provides delicious croissants and wines. Active guests love the 30min walk along the scenic Union Canal which takes them straight to the city centre.

This beautiful private lodge is located on the grounds of a grand Victorian house built in the 1890's. The lodge has its own private, gated entrance and driveway to park your car. It boasts two bedrooms, each with spacious ensuite. The home is located between Haymarket and Murrayfield, 1 mile from Edinburgh city centre with great transport links into the city centre and to the airport. You could not find a more beautiful and well recommended home to stay in for your visit to Edinburgh.

Locates in a residential area with excellent public transportation, 15 mins bus/tram journey to Princes Street, 15 - 20 mins bus/tram from the airport, and popular Edinburgh Zoo, Murrayfield Stadium are both 10-15 minutes walk away. We also have free on street parking if you are driving, and a back garden for you to enjoy some sunshine. With 2 bedrooms and 1 sofa bed, our house comfortably accommodates 4-5 people.
